Application & Leasing
You’ll need a valid government‑issued photo ID along with proof of income. This helps us verify your identity and ability to meet rent requirements. If you have any questions, the leasing team is happy to assist.
You must have a monthly income of at least 3.5 times the rent. We also conduct standard credit and background checks. A minimum credit score of 550 is required, and you must not have outstanding balances with any other apartment community.
We offer lease terms of 12 to 15 months.
Subleasing is not allowed. If your plans change, we can discuss options. Just reach out to the leasing office.
Yes. You must have renters’ insurance. We offer coverage through Assurant, but you are free to choose any provider that meets our policy requirements.
We’ll send a link to your Resident Portal when it’s time to renew. You can review your renewal options and complete the process online.

Move-In & Move-Out Information
Yes. Our leasing team is available to assist, and we also support credit screening through Nova Credit to help streamline your application.
You’re welcome to personalize your space. Just keep it clean and well-maintained. Any permanent modifications should be undone before move-out.
If you end your lease before it expires, you’ll need to pay an early termination fee equal to two months’ rent. You will also need to repay any move-in concessions received.
A minimum of 60 days written notice is required to avoid early termination fees.
Contact the leasing office and complete a Notice to Vacate form.
Refunds are typically processed within 10 business days after your move-out and once your unit has been inspected.
Yes. The fees are:
- Security deposit: $200 (1-bedroom), $300 (2-bedroom), $400 (3-bedroom)
- Application fee: $55 per applicant

The security deposit is due at application:
- $200 for 1-bedroom
- $300 for 2-bedroom
- $400 for 3-bedroom
No. There is a monthly utility package fee of $100.75 that includes valet trash, pest control, and internet. Water is submetered and billed separately through your Resident Portal. Electricity is billed directly by CPS Energy.
We offer AT&T 5G Fiber through our partnership. You can contact AT&T at 866‑299‑6824 to set up service.
You can pay rent by money order, cashier’s check, personal check, BILT Rewards, or through your personal bank via the Resident Portal.
Yes. The $100.75 monthly package covers utility-related services such as valet trash, pest control, and internet.
Parking & Guests
Yes. Open parking is available on a first-come, first-served basis. Reserved carports are also available for $75 per month.
Yes. Each household may have one overnight parking space. Guest vehicles must display a visitor parking tag to use the space.
Maintenance & Requests
Emergency maintenance requests are responded to within two hours. For standard work orders, we’ll contact you with an estimated arrival time within two hours, and most issues are resolved within one business day.
Amenities & Services
No, there is no dedicated bike storage. You are welcome to store your bike in your attached garage or private yard if available.
Yes. Apartments include AT&T 5G Fiber internet as part of the utility package.
We accept standard mail and parcel deliveries, and we provide Amazon Lockers for secure package pickup.
No, apartments are not furnished. However, we partner with CORT Furniture to offer furniture rental options if needed.
Community & Lifestyle
Yes. We host monthly resident events, weekly food trucks, and Saturday morning breakfasts in the clubhouse. These events are a great way to meet neighbors and enjoy community living.
Yes. Quiet hours are from 9:00 PM to 7:00 AM to help ensure a peaceful environment for all residents.
You can report noise concerns by email or by calling the non-emergency line for the local police department (SAPD).
Smoking is not allowed inside homes or in shared community spaces.
