What documents do I need to provide for the application process?
Valid Government Issued ID, and Income Documentation.
What are the income requirements to qualify for an apartment?
We require 3.5x the rent for income. Extensive background and credit check. Cannot owe any other apartment community must have over 550 credit score.
What is the lease term for the apartments?
We offer 12-15 month lease term options Can I sublease my apartment?
No, we do not allow subleasing.
Is renter's insurance required?
Yes, we provide renters insurance through Assurant but it is not required to use Assurant.
How do I renew my lease?
A link will be shared to your Resident Portal. You can access the portal at: https://birdsongsonomaranch.securecafe.com/residentservices/
Does PROPERTY offer affordable housing options?
No, not at this time.
Move-In and Move-Out Support
Are there move-in or application fees?
- 1 bedroom $200 deposit
- 2 bedroom $300 deposit
- 3 bedroom $400 deposit
- $55 application fee per applicant
Are there services to help with the move-in process?
Leasing Agent Support and Nova Credit Screening Support.
Are there any restrictions on decorating or modifying the apartment?
The apartment must be well kept and clean. Any modifications must be remedied before you move out.
What happens if I need to break my lease?
Early Termination fee equal to 2 months of rent, and concession payback is due to terminate your lease prior to lease expiration date.
How much notice is required before moving out?
A minimum of 60 days notice to avoid early termination fees.
What is the process for moving out?
Contact the leasing office and complete the Notice to Vacate Form.
How long does it typically take to receive the security deposit refund?
10 Business Days after processing.

Are utilities included in the rent?
No, there is a utilities package that is charged on top of the base rent amount that includes pest control, valet trash and AT&T Wifi. $100.75 total. Your water bill will be submetered and charged on your resident portal. You will pay CPS energy separately by contacting 210-353-2222.

How can I pay my rent?
We accept Money Order, Cashier Check, Personal Check, BILT partner or through personal bank account via the Resident Portal.
Are there other fees such as monthly amenity fees or technology fee?
We have a monthly package of $100.75 that includes your pest control, valet trash, and internet.
Parking
Is parking available? Is there an additional fee for parking?
Yes, open parking is available first come first serve. Reserved carports available for $75.00 monthly.
Are there any restrictions on overnight guests?
Only 1 overnight parking space per household. The vehicle must have a visitor parking tag visible.
Maintenance and Requests
How quickly are maintenance issues addressed?
Within 2 hours for emergency maintenance issues. For standard work orders you will hear from someone within 2 hours with an ETA. They complete a workout within 1 business day.
Amenities and Facilities
Is there bike storage available on the property?
No.
Do the apartments have high-speed internet access?
Yes, AT&T 5G Fiber.
How does package delivery work?
Standard Mail Parcels and an Amazon Locker.
Are furnished apartments available?
No. However, we do have a partnership with Cort Furniture which provides furniture rentals.
Community and Lifestyle
Are there any community events or activities organized?
Yes monthly resident events, weekly food trucks, and breakfast provided every Saturday morning - Resident Events are held throughout the community but primarily in the clubhouse in the Pavillion area. Food Trucks will be parked outside the gates in the evenings for dinner trucks and in the morning for coffee carts. Breakfast is served in the clubhouse at 10am Saturday.
Are there quiet hours in the community?
9pm - 7am
How do I report a noise complaint?
Via email or by calling the SAPD non emergency number.
What is your smoking policy?
No smoking inside the home or in shared spaces.
